Real Estate Development Sr. Associate
The Real Estate Development Senior Associate will lead underwriting processes, manage external consultant and capital relationships, and represent the firm in project-level settings. This role involves overseeing the full deal lifecycle, including acquisitions, ground-up development, construction oversight, and asset management, with a focus on industrial projects such as industrial parks, build-to-suits, and land development. The position offers opportunities for profit participation or co-investment rights, aligning incentives with deal outcomes.
Key responsibilities include independently constructing pro forma financial models, conducting discounted cash flow analyses, and performing sensitivity modeling for active development deals. The Senior Associate will own the financial model from initial underwriting through construction and stabilization. Additionally, the role involves managing due diligence processes for land acquisitions, construction loans, and asset dispositions, as well as developing and maintaining relationships with lenders, investors, and capital sources. The Senior Associate will also oversee relationships with architects, engineers, environmental consultants, contractors, and municipalities, ensuring effective project coordination and compliance.
Candidates should have 5–12 years of experience in real estate development, private equity real estate, or a related discipline, with demonstrated progression in deal responsibility. Proven ability to lead underwriting independently and strong Excel-based financial modeling skills across the full development pro forma are essential. Experience managing external consultants, lenders, or capital relationships is required. While asset class flexibility is valued, a strong track record in development finance is more important than specific industrial experience. The role requires the ability to work independently in a lean, entrepreneurial environment and represent the firm externally with confidence.
The position offers a competitive base salary ranging from $115,000 to $135,000, along with a discretionary year-end bonus. Comprehensive medical, dental, and vision insurance, a 401(k) plan with employer match, and a minimum of 15 days PTO are provided. Profit participation or co-investment rights are available at this level, structured to align incentives with deal outcomes. The firm fosters a transparent, coaching-oriented culture with a clear growth path as the platform scales.
