Acquisitions Underwriting & Due Diligence Lead (Contract)
Groma is seeking an Acquisitions Underwriting & Due Diligence Lead (Contract) to drive the evaluation and execution of a multifamily and mixed-use portfolio in New York City currently under Letter of Intent (LOI). This role involves refining underwriting processes, leading due diligence efforts, and collaborating with various teams to facilitate informed closing decisions. The successful candidate will work closely with acquisitions, property operations, legal, and finance departments to assess risks, validate assumptions, and maintain momentum in the due diligence process within tight timelines.
Key responsibilities include leading the refinement of underwriting for the NYC portfolio, encompassing rent roll analysis, T-12 financials, expenses, capital expenditures, and scenario analyses. The role also involves updating acquisition models based on due diligence findings, managing the due diligence process across internal teams and third-party vendors, reviewing critical documents such as leases and financial statements, identifying and communicating key risks and underwriting gaps, and preparing materials for investment committee discussions.
The ideal candidate will have over five years of experience in real estate acquisitions, underwriting, asset management, or transaction advisory, with significant exposure to multifamily and mixed-use investments. Strong experience in underwriting institutional-quality multifamily deals, particularly in New York City or similar urban markets, is essential. Additional qualifications include advanced proficiency in Excel or Google Sheets for financial modeling, a deep understanding of NYC multifamily fundamentals including rent regulations and operating expenses, exceptional project management skills, high attention to detail, and excellent written and verbal communication abilities.
