Senior Director, Site Selection & Acquisition
The Senior Director, Site Selection & Acquisition at AirTrunk will lead the company's real estate strategy and expansion efforts in Japan. This role involves managing a team of real estate professionals and consultants to support AirTrunk's ambitious growth targets. The position is based in Roppongi, Tokyo, and focuses on delivering hyperscale data centers to meet the needs of large cloud, content, and enterprise customers.
Key responsibilities include overseeing the origination and execution of complex real estate transactions, such as acquisitions, joint ventures, and strategic partnerships. The role requires maintaining a strategic pipeline of acquisition opportunities, providing commercial leadership to maximize deal certainty and closure, and ensuring alignment between land acquisition, power availability, and development strategy. Additionally, the Senior Director will develop and maintain relationships with key industry stakeholders, including landowners, property developers, government agencies, and real estate advisors.
Candidates should have over 10 years of experience in the real estate or digital infrastructure sectors, with significant exposure to transactions and business development in Japan. Strong relationships across Japan's real estate landscape are essential, along with fluency in Japanese (JLPT N1 or equivalent) and at least intermediate English communication skills. A demonstrated track record in leading site selection, land acquisition, real estate development, and partnerships is required. Experience negotiating related agreements, such as economic incentives, colocation agreements, utility agreements, and construction contracts, will be advantageous.
